@Micah Manor - When you say you have had success with signage, are you referring to "bandit sign" style advertising? I'm curious how that has gone for you since my understanding is that the city doesn't allow those... but I see them everywhere. Does the risk of a fine get outweighed by the reward?

Sorry, I was thinking longer term and bigger swings. I think we can handle several quarter and half percentage increases, but I think getting back to the 5.5% of the early 2000's is out of the question. Every recession we have gone lower but never gotten back to pre-recession heights. 

Love the visualization of that graph by the way. You always have very reliable and helpful data.

Virus aside... Rates have been trending down for so long that the fed will have a hard time now raising them back up. I'm ok with that as a problem to have! Real Estate is getting more and more accessible to the ordinary person, and we all benefit when that happens.

Interesting idea. What's your goal for this list? Will that link stay up to date if new properties sell?

Couple things I noticed...

- Only 1 property is listed which seems pretty low. Anything you can think of to cross-check it?

- The property that's listed doesn't have a new deed filed with the county. I'm curious why that might be, but probably that is just the county not being updated yet.

Morning all,

I'm just curious if anyone has experience as a property manager with a business account that collects rent and distributes it to investors. Looking for a local institution that has low fees per transaction. Thanks for the help!

@Nina Hayden... totally agree with your assessment. The property will definitely need some work. Having said that, if you are willing to live with your tenants, you may be willing to live with some rehab work in process.

I'm cant think of another area to find a home that can be large enough to add tenants, but come under 225k and commutes to downtown. I'd love to hear from some people that are better in touch than me though.

Sarah, how far are you willing to commute? Normal house-hacking would make me think you wanted a duplex, but I'm not sure you will find that at $225 within a 30 minute rush hour drive of downtown. I did see some nice ones in buda that might fit that price though.

If you are ok with having roommates instead of having a duplex, I've seen some nice stuff at that price point in the slaughter lane corridor in south austin. Check out 78744 and 78747 along slaughter lane. Access to downtown via 35 and lots of stuff for you at south park meadows.
