Davidson Properties manages my rentals on the LTR. STR's I usually manage myself remotely or with a Co-host. Much cheaper than the 20% PM Fee.

Love 78209! If you can find value add and negotiate accordingly, anything listed under 400k remodeled should move very quickly in this area. There is a criteria of course, but this is where I've seen the most consistency. My previous listing at 327 Bryn Mawr is an example, we had lines out the door to see it and it was a text book value add bed bath combo. Good Luck!

Does anyone have experience in Subject To / Seller Financing in NYC? I own a condo I'm looking to sell creatively, as the underlying debt terms are very attractive ( 3.625% 30 Year fixed ). I'm not confident in listing traditionally and just wanted to explore options and speak to anyone who has experience in these type of deals in the city.

@Tyren Robinson thank you for your service and welcome to Bigger Pockets. For lead gen software I use Propstream. As for contractors, it would be ideal to physically see previous completed work and current projects. Hard money lenders will base terms on the relationship and previous completed projects, so you'll want to interview many and compare. There are plenty of wholesalers and agents out there as well, search the for individuals who are actually investors and have first hand experience in what they are selling. @Jaime Duron I recently picked up another rental in the southwest area (near Lackland AFB) that has been over 75% occupancy with MTR/STR demand. Rentals near Fort Sam Houston have also done well for me over the past 4 years with STR and we are seeing long term rents increase dramatically there as well. I prefer seller financing (I've done both). Less red tape and less expensive if negotiated correctly. Also does not affect your DTI and gives you more freedom with the exit strategy.

Seeing more and more seller finance deals out there as properties sit on the market. Diving in on some value add opportunities with a seller carry and a 5-7 year balloon contingent on appraisal.

@Shiwei Qu Airdna is a great resource for occupancy percentage, but the revenue reported is off. I have 4 STR/MTR's here in San Antonio and I receive bookings through all the OTA's along side with repeat guest referrals. My mid term leases do not reflect in the revenue data advertised. I've been in this market for over 4 years and deals still make sense, but you will need to be more involved in leaning out processes and operations. Best of luck in your search!

VRBO and Booking.com are a good compliment to Airbnb! VRBO has kept me booked during the offseason with travelers needing mid term stays, you can also customize minimum nights to attract those type of bookings.
