The best place for REO'S is the MLS.... Find an investor friendly Realtor and see if you can look together for REO's or if they can send you a list every week, and keep you up to date on price changes, and days on market.

Question of the Day for fellow RE Investors out there.... How many leads does it take to get to ONE DEAL? I have heard 30 leads to one deal. / I have also heard 10 highly targeted leads to one deal. Curious on your findings? Please Share

Dan,

Also have you Realtor search for REO's or Bank Owned property. These are typically (but not always) the best deals on the MLS. In addition you want to know what Investors are paying for deals in your area. Have your Realtor pull recently sold comps 60 to 90 days back to see what range the REO's and SS are selling for in your targeted area. Good Luck.

P.S. You want to know what the end buyer (Investors) is paying for the properties in your area, that way you will know exactly what you need to pay or "Put the Property Under Contract" for.

Dion,

Congrats on finding a possible first deal. You can also try to reverse look up the owner or address through yellow pages / white pages. Maybe you can find the Owners Telephone Number. Another try is searching that name on Face Book or other Social Media sites. It's a long shot but worth a try. But definitely try the reverse phone book system. Good Luck and keep us posted. Always remember "search and ye shall find" :)

Everyone thank you so much for the phenomenal recommendations! I believe that to be successful and to continue down that road. We need to learn from others success, and like minded individuals. With that being said I heard a great note the other day. It was based on networking with successful people and I thought it was a terrific way to learn. I believe it was a Jim Rhon CD I was listening to anyways what he said was, find the most successful and driven person you know and invite them to dinner. Here is the kicker YOU PAY! Absorb as much knowledge as you can from that person ask as many questions and watch everything they do throughout dinner, how they converse, how they walk, and how they answer questions and give advice. Lets all give that a shot no matter how wealthy or put together we think we are lets find a new mentor to take us to the next level. Thanks again BP all the feedback is well appreciated, and the books once again great choices I will make a note to add all of them to my library. Please Keep the book names coming.

We all know the saying "Leaders are Readers". So I ask you what are your favorite all time books that you suggest. Personal Development, Real Estate, Investing, Sales, Management, Mind Management, or any other great readings. I am looking to build my library. So please great leaders give me some recommendations. I will start with my top 3.

1) Bible
2) Think and Grow Rich
3) The Alchemist (currently reading but its great so far!)

I like to "show face" and attend my closings. I feel it is a way sometimes of solidifying the deal. In addition its a great way to continue to do business with that buyer and its a great time to ask for referrals from the seller. Just my opinion.

Ali,

Never bought his course, however I did attend his Unleash the Power Within 3 day seminar when he was in Orlando. All I can say is it was life changing and a terrific experience! The first night we actually did a fire walk, it was about overcoming fears and obstacles great way to start the seminar I think. Since then I have listened to his audios and tapes via You Tube and Lime Wire. A lot of it is common knowledge type stuff we just forget to implement in our lives but when its all said and done I really enjoyed the seminar and his philosophy on life. He was taught by Jim Rohn which is another great personal development coach to study. Jim was taught by Earl Shoaff. Take a look at their stuff as well. Hope this gave you some insight to your question.
