@Russell Holmes Wow, a lot of information there, thank you!  I am reading over the project now.  It says it is expected to be completed in 2022, but 13 miles were just opened up in late 2018.  It seems like that would be a great opportunity to try to get investment properties in that area for when it is finished.  I am familiar with Apopka, Sorrento and Mt. Plymouth as well, so they will definitely be added to my radar.  

Orlando prices seem to be too high in most areas to make a deal, so expanding to cities such as the ones you have stated seem to be a good alternative, especially with the new construction of expanding the parkway.  Overall it seems those areas are expanding and could lead to better investment opportunities.  Thank you so much, you have given me a lot to think about!

@Robert Biggerstaff Thank you!  I would probably hold the property in the long-term unless the numbers make sense otherwise.  Right now I will continue my education on how to find and recognize good deals in those areas.

@Robert Biggerstaff Sorry for the lack of info on my part.  My goal is to live in the property regardless of the strategy I use.  I would be managing the property myself (I would still want to include property management rates in the calculation) and I am assuming I would do some repairs myself, but I may also hire some contractors for more advanced work if it would be needed.  I hope this helps in answering my original question.

@Jason D. Thank you for that information!  I have a part time job in Lakeland and visit there almost weekly, so it has been on my radar for investing locations.  I haven't heard too much about the high speed rail being added, do you have any info sources on that?  It would definitely be a good place to invest with the installment of that, considering I4 is almost always a nightmare, haha.  Thanks again!

Hey there everyone!

I am currently looking into growing a rental property portfolio and I have been looking into a few markets. I was wondering if anyone could add their 2 cents in about buying rentals in Eustis, Mount Dora, Jacksonville, Oviedo, Deland and Lakeland. My plan is to purchase a MFH to house hack, but I may also look at SFH to either do a BRRRR strategy or house hack while renting out an extra room.

I am still learning on how to find good deals, but I would love to hear what any of you think about any of these areas specifically.  I am currently located in Orlando, but I have heard the markets I had mentioned above are better for investing.  Your advice and any information you may add is greatly appreciated, thank you!  Have a great day!

Hey there!  I am local to that area and looking to do something similar.  Screening will play a huge role in how the House Hack works, and I would be very careful in renting to friends of yours.  I have heard it works in some cases, but you have to run your rental as a business, so there is not much room for leniency.  Hope that your investing goes well!

I have not invested yet, but I have been hearing some areas surrounding Orlando are becoming better for investing in. You may be able to find more deals for that price range just outside of Orlando as prices are very expensive closer to the city. Good luck on your REI career!

Congratulations @Josh R.!  Thank you for going in depth about what happened before you found a deal.  Networking is crucial and so is taking the time to educate yourself about what to do when a deal presents itself.  This motivates me to continue my education and networking on BP and local group meetings.  Keep up the great work, I have no doubt you guys will be doing incredible things in the future.

@Octavio Mitogo Being that I have not invested in anything yet, I would definitely ask more qualified people to give you an answer coming from more experience, but from what I have been hearing and seeing, prices are expensive in Orlando which can hurt Cash Flow.  Areas surrounding the city seem to be getting more popular as well as other cities, such as Lakeland, Jacksonville, etc.  Good luck on your research!

Thank you for sharing this, and congratulations on the new rental!  While talking with an attorney, is it common to be able to negotiate the amount of the liens down?
