I would thing that it would make a difference like between a 2 bedroom and 3 bedroom. Think about it, we would have basements here in Cali, if it wasn't such a risk or costly build, due to the earthquakes.

Oh, and come out to the Ventura County Real Estate Investor's Club, which meets ever second Thursday of the month at Mimi's Cafe in T.O. I think the time is at 6:30 or 7:00. Look for it in Meetup to verify.

@Jaime Valencia Hi and Welcome to the BP community!

I agree with what was mentioned earlier, concerning your age. I believe that your credibility will be built on your actions more so than your age. Don't let that be an excuse or hindrance on your success.

Rather, you have quite an advantage. God willing, you have much more time to build your business than some of us who are older might have.

The important thing is going to be focus and drive. Getting through the times of doubt and trouble. If you press on and show people you are serious, they'll take you seriously.

A past mentor once told me to keep in mind that I know more than my customer when it came to that particular field I was in and that's why I'm sitting in front of them.

Serve your customer. Remember that this is a people business and we are solving their real estate related needs in an ethical, moral and legal fashion (yes, that last little bit stems from M.Q. but that is how I live too) and you can potentially do well. Believe it.

@Stephen Frevold To answer on how to start connecting. You have already started. Setup alerts for your area. City and State (State can get pretty busy, but is worth it) and ones like that are suggested when you go to setup alerts. As you learn and pass along what you have learned by being active in the forum, you will build up a network of colleagues (fellow investors). The more you're active it will all come together.

Since you desire being an investor yourself, you'll come to appreciate hustling. Putting in a lot of offers takes some time to find something that sticks. Realizing that a committed investor is also hustling to find deals and when one pans out, if they know you are working hard for them, you will be the first they'll call to list a property for them.

If the Ventura house can be separate/individual, ...I've sent an email to someone that might be interested. Not sure if they are on BP.

Otherwise, you may want to give Stonecrest Aquisitions a call and see if they're interested. You can get their number from their webpage. They're nationwide buyers. Their main criteria is that the ARV is above $100k and profit is between 15-20% after fees and repairs. And they do welcome wholesalers.

See if there's a Real Estate Investors Club near you. You should be able to find buyers there. Check Craigslist in your area for buyers. Search for "Buy Houses" in the Housing > Housing Wanted section. Call them, let them know what you're doing and that you would like their criteria so you know what to send their way. Be sure that when you do have something, as the Wholesaler, be the one doing the work and before you present it as a deal to your buyer. Put together a package on the property. Last thing you want to do is for the deal to flop because you didn't inspect the property or negotiate the price ahead of time. You could end up being the one who gets left holding the bag. Though, If you find a flipper who is local, you might want to just bid dog a potential deal or two and go along side them (for instance, to meet with and negotiate with the seller). You can learn a great deal from that experience. Also, the longer you're on BP, you'll start finding buyers. I met a buyer who is in our neighboring city on BP.

Hi Rance Brown I'm from Lancaster, now living in Ventura for the past 20 yrs. We should chat. I'm looking out that way for rental property and would like to work with someone out there. Otherwise, if you find a solid good deal, it's not usually the buyer who is hard to find. I can help you there, if you need it. I have a nationwide buyer, they want $100k+ ARV and 15-20% profit though. I also have a couple other buyers who are hungry for deals and may be interested if you're able to work out a good deal out there. I would open to meeting you out there. I have some vacation time I need to take, so I would be open to your availability. I'm also marketing to wholesale in Ventura and the deal finding is the hardest. I've receive five calls in the past few months. First was to complement me on my yellow letter. One was to tell me that I'm doing everything wrong. I did receive a call from a lady going through a divorce and one of her properties has her husband on title (makes things difficult) and the other is a one bedroom condo in the Channel Islands harbor (hard to sell). Important thing is to not give up. Keep going, no matter what, because you may have a lot of things come along to discourage you. In only 3 months, I've had my share.
