Run!  I had one where the (unreported) day care included infants without diapers in a pen on the tile floor.  Ever try to get urine out of grout? And absolutely expect to repaint all walls from at least three feet down to the floor.

@Nicholas Chou its time to make all communications be in writing so you can document any threat.

Put his number in your contacts so you can recognize it and let the phone go to VM, and keep any threatening messages.

Lastly, make sure you are correct legally in your actions, and report any escalation to the police.

I don't respond to verbal threats, but I do return fire...

@Atwan Kwan I am a firm believer in "touch it once".  Don't revisit a problem if you can do it once, and do it right the first time.

@Atwan Kwan if they complain, let them know there is a cutoff valve under the sink they can use, if they are concerned about the $.02 they will waste.  They will waste more water leaving the sink running when they brush their teeth.

Racoons are smart, they'll figure our how to be a nuisance in a new and exciting way.  Call animal control to have them trapped and relocated.
