I agree with Fred.  you may want to refund her application, but other than that, you have no obligation until there is a contract.

Any suggestions?

 As Russel noted: foremost is the need to stop ongoing damage by tarping and drying out the interior.  then you can worry about the schedule for remediation.

Its why we have the criteria for qualification printed out: so they can see what we need, what they need, and what will get them disqualified.

This is another reason I prefer not to have "non-real-property" included in the rental.

Appliances and AC systems take the most abuse....

If you can estimate the loss in value, I would would certainly assess a charge.

I recommend you search for member of NARPM in your area.  This is the National Assiciation of Residential Property Managers.  The site should have the means to find local members.

 We use PropertyWare and the linked smartphone-based inspection portal.  The check list is in the app, with spots included for note-taking and linking photos, and even work order creation for work linked to the move-out.

I vaguely remember some verbiage that the landlord is required to provide one hard line into the house (might be a local requirement).  Even if it only supports voice, you've done your part. DSL works over most twisted pair lines , unless they are a long way from the drop cabinet.

I would consider that many PMs only collect fees on rent.  It keeps our interests aligned.

I would think a professional property manager would include listing in the local MLS as well as syndicated channels through their own website. In Texas PMs need to be licensed and being a Realtor VS being just a licensed real estate agent does carry additional operational requirements. Including this in the leasing fee maximizes exposure and invites other professionals to bring quality candidates to apply, because we share commissions. I want the tenant to be good, and I want to pay a fair split for a qualified candidate if we successfully lease to them.
