What type of MF property is this? I am assuming it is a smaller deal (under 25 units)? It's hard to comp any SFR to a MF deal. Would love to help but would need a little more info. Type of MF deal, location etc.

Go on Facebook and Meetup.com and join as many Multifamily Investor meetups as you can. These free events are a breeding ground of educated apartment investors looking for newbies to take under their wing. You can learn a lot and do some very valuable networking.

If you are debt service constrained then it might get scary for you. It really all depends on how long this quarantine goes on. If it ends in the next few months I think most operators will weather the storm well. The longer it lasts the more people will find themselves in default.

I can tell you this... Since this Covid-19 my friends in the stock market have lost half or more of their money and can’t pull out. With a $400M portfolio in apartments, I haven’t lost a dime. In fact I got a nice PPP loan for additional support with my management staff.

Hire a 3rd party property manager and pay the fee. It will be well worth it.

So the question stands... What is your biggest hurdle? Finding investors, deal flow, underwriting properly, stuck in analysis paralysis, credibility, or something else. 

Great question Scott. Deals have started to slow down a bit because nobody wants to take a hit if they can help it. Something worth $20M today could be worth $19M next month. We have 22 MF deals currently (400M AUM) and the biggest thing hindering us in 2019 is the fear of the unknown. We walked away from 2 deals this year after being under contract and one of them cost us a $50k EMD. However, we just feel that we have to feel out the market and how MF will respond before we dive back into purchasing with confidence.
