In this case, I want to keep the property as a rental property, so you suggest to fix it up, rent it out and then go to any bank and refinance to get the money to pay the hard money lender?...Thank you for your response.

Thanks....I have a home, this will be strictly for investment.
Let's say 6 months to a year passed by and now you finally got your first $100k, credit is great and income is great. What now? What will be the best strategy for the $100k investment?
