Maybe ask that person to go on month/month agreement for the next 60 days and then once he gets his job back you can re-sign an annual lease..

Hello all, I may have found my first unit to purchase.   It is located in the Midwest.
My question goes out to others that have purchased older homes along with experienced 2 unit landlords.

First off, the home is older and cosmetically in great condition inside and out . It was built in 1890.

The home has a cinder block basement and siding for the exterior.
What things should I look for that may be hidden.  I know pipes are a big issue. 
The home is on city sewer/water. It might be worth a plumber to send a camera down the main sewer to check the condition. 
I would love any tips from others on what to look for.

The home has separate meter for gas and electric. It has 2 units.
The current owner did not use it as a rental and uses the whole home (both units ).

What is the best way to go about making sure these are legal 2 units?
The numbers look great so far and my only worry is this may be a money pit due to the age. 
I am going off of pictures now and I am working on a showing next week. 

I am really interested and it may go fast. If I like what I see I am guessing I should put an offer In with contingencies?

I also enjoyed this meetup. It was my first meetup and I look forward to going to several more. Thank you to John/Mark for hosting the event.  The tips on property management and tenant screening were great from @Mark Ainley.

I was shying away from accepting tenants with pets. After hearing some of the surprising number of pet owners looking to rent along with some pet screening tips I have changed my outlook.

# 6 to me looks cool. Big and bold and it looks like  there is a person under a roof.
Colors I guess are all up to each person. I would imagine you will get many mixed reviews on color. Go with what you like personally.  Or you can google " what colors are best for print marketing" and get a gazillion blogs/answers.

Thanks for that post Brie. Glad you had received your funds back.  As a new investor this story makes me want to be sure that I do not burn a bridge,  If I were in a situation where I needed to borrow money, I would insist that the lender is legally taken care of by means of lien.  Great story for anyone new or seasoned to reflect on.
