What strategies (buy and hold, buy and flip, etc.) have you found to be most successful for the Sacramento Market? I’m interested particularly in Elk Grove/South Sacramento.

Hello BP community!  I had a question - how much did you spend on getting your purchase agreement and assigment agreement reviewed by an attorney?  I got a quote today that seemed on the high-side.  I'm curious to hear what others have spent.  Also, did you have your marketing letters reviewed as well?

Hello BiggerPockets Community, What pros can cons have you encountered with out-of-state buying-rehabbing-and flipping? Also, do you find the approval process for hard money loans more difficult when the collateral is out-of-state? I may be interested in investing in properties in the $50K-$75K ARV price range. What metropolitan areas would you recommend to research that would fit this type of criteria?

I recently signed-up for the web application and from what I've seen so far I've been impressed.  I am very new to wholesaling so the 'executable steps' help a newbie like myself.  It's feature rich from lead generation, forms, mailers, and much more.  If you search youtube for Chris Goff videos he will typically reference REIPro and walk users through the program (particularly the wholesaling 3-part series).

Hello BiggerPockets community!  Happy New Years!  I wish you all a prosperous year.  

My wife and I have decided to take the leap of faith this year to become real estate wholesalers in the Sacramento/Elk Grove area.  Neither of us have a real estate license but I have industry knowledge being a former loan officer for a large bank.  Our motivation is to have financial freedom so we can spend more time with our children and have more flexibility for possible missions trips with our church.  I also find a lot of value in this field through helping investors locate vacated/abandoned homes for them to rehab and revitalize our community. 

We are in process of searching out real estate meetups in the area to begin networking with investors and other like-minded people. My question is particularly directed at the BiggerPockets community in the Sacramento/Elk Grove area; of the many REI meetups in the area which have you had most 'success' with and why? We're also looking to set up a meeting with a real estate attorney to review our purchase agreement contracts; marketing strategies, etc. to ensure everything we are doing is permissible under law - so any recommendations of attorneys in the area would be helpful too.

I've been doing the same in my area too (Sacramento).  I am looking forward to hear some of the responses you receive.
