In the DuPage suburbs, Remax, Caldwell, Baird Warner, are the only significant brands, that seem to generate far more listings than the independents, unless you're branding with one of those three, probably a waste of money in this county. Some of the other brands may have a successful office here or there, county wide, not so much.

To crank on Nathan's already great post. If your in a major market with a lot of brokers you should be able to do way better than a 50% cut. A # of brokers in the Chicago market offer 100%, and charge other fees rather than a percentage. The good part for the managing  brokers is you pay for some of their expenses, even when you don't produce. That likely eliminates some just there to drink the coffee.

For me it's been bathtubs clogged from long haired females. In all honesty I am not as tough of a LL as many of you on BB, some of these problems I bring on myself being too damm nice.

If you are not active doing deals, yours or other people's, all the fees and time you invest are more or less a waste. If your going to be purchasing putting time in reviewing MLS data will be very helpful.

If your marketing more to agents, a higher Co-op commission could help more than a lower price if they are purchasing with leverage.

Are more Multi's owned by agents? if so, is that margin significant?

Tough to make decent cash flow investing in your neck of the woods, too many wealthy government workers with money burning a wholes in their pockets. If you have time, would advise getting your own RE license, and monitor the market over a period of time, suspect you could use your cash more effectively to purchase flips / under 3 year holds, than generating long term cash flow in that particular market.

Just to clarify my post above, all my rental condos are suburban Cook, not Chicago.

Why someone would risk money going through some third party when banks have online payment systems is beyond me.
