Anthony, starting to think that class combination evaluation, is equally if not more important than property type for non owner occupied. Have a B+ Location with a C property, the disparity seems to high. Massive upscale construction is underway so expect area will lean towards A- in coming years

Looking at 5 year hold, regardless of property type, what class of areas and properties offer the highest return combination of ROI cash flow and appreciation. My gut tells me buying dumpier properties in a better class area is safest, however if I recall correctly the Zillow book data was not entirely consistent with that approach, at least from a resale alone perspective.

So own 1/2 of a two unit condo sort of a Duplex many law firms are not interested in condos unless they are doing the whole complex. Hired a law firm last go round they were not successful with appeal. Thought will try to find a different law firm. Assessment went up like 30%, expect this time appeal may stand a better chance no matter what law firm files the appeal, but political connections in Cook County most likely matter.

On the flip side, might be easier to find a steal dealing with an out of town seller that can no longer afford to keep.

While some locations are great for vacation rentals, as a business class would avoid them like the plague. Much like condos, if the market tanks expect them to get hit much harder.

Landscaping costs vary a lot, I pay $40- to $45- per cut on my duplex, a lot of grass to cut. And a few hundred dollars a year chemicals. Trimming shrubs averages about $50 a year. Woodchips about a hundred per year. Just keep the exterior up enough to fit into the area, nothing fancy but costs add up.

One of my tenants did not like a bedroom room color when they moved in. Gave them $100- for paint, than they decided they didn't like living room or dining room paint color, gave then $200 more. They never asked for the money, I just gave it to em. I also gave them $200-to hire a cleaning lady because my old tenant was such a slob. I go above and beyond to keep good tenants happy, it seems to have worked for me. Tenants are all over the place with painting jobs, as are landlords.

If your not legally allowed to collect rent that far ahead, wonder if it could be held in an escrow account by a title company or attorney, maybe some out of the box work around. The cash could have came from the divorce settlement, the husband could of had money in a retirement account not subject to the BK?
