Have thought about IN, and down state IL. I like the potential liquidity better in the Chicago area market.

Require tenants have it, however don't enforce the requirement. Probably a good idea, however have not had a problem yet, letting em slide.

Would think about holding added escrow funds to restore property to its original condition. Probably would not require, but would at least think about it.

Love this thread, purchased all my investment properties all cash also, could have made much more money with leverage. I feel like not leveraging in some ways makes me a better landlord. I am not worried about meeting a nut every month, or too much about any specific problem. Ive had months where all the tenants paid late, its easier to take in stride, not staring down the barrel of a mortgage payment.

One of my children went to school upstate NY, and rented from two landlords, one LL was great, one LL was a horrible slum lord. Renting to students, probably even more of a mixed bag than the landlords who rent to em. Management, is critical, your patience for insanity also matters. Not saying it's a bad idea, just a lot to think about.

Ups and downs with real estate, indexing funds, builder stocks, loads of ways folks can diversify into real estate with better liquidity than owning parts of small portfolios.

I don't think there are ton of flippers to purchase at that price point.

Yes Brie SFD, a fair number of 600K +, in the west suburbs that are outdated.
