I'm considering purchasing an 8-plex which is currently long-term rentals. I'd want to convert some of the units to short-term rentals. Does anyone have tips for financing? Specifically, how it'll be to refinance it in the future after this change is made? I might be able to get seller carry with a 3-year balloon for the purchase but I'd want to be sure that I could get it cleanly refinanced before that balloon occurs! Also because it's an 8-plex, I'm stuck with commercial lending only.

I'm not sure how a bank would view the short-term rental income. Would they view it as more risky than long-term? It should generate more NOI overall, but obviously also has more seasonality and variance.

The main Bigger Pockets podcast is great. I've been slowly working through the backlog (400+ episodes now), and even the older ones have good content which is largely still relevant. I do laugh occasionally at comments from 2015 talking about how low interest rates are, though :-P

This is a great post @Arn Cenedella. I'm interested in multi-family as well, how did you find good deals to join as an LP? Right now I'm just not sure where to even begin looking.

I'm looking into getting a vacation/short-term rental property on the Oregon coast. Currently looking at Coos Bay, but also open to other suggestions.

My main question is what gotchas are there to consider for an out-of-state investor? What is the stuff that's obvious to locals but which I might miss? I've already heard that some places are putting restrictions on short-term rentals, so that's one to check for sure. What else? Any specific maintenance items that might not be expected? Legal issues? Difficulty with banks or lending? Other?

Hi all. I'm looking to get into buy-and-hold investing. I live in San Francisco, but do not want to invest in the Bay Area, so I'm looking  out-of-state. I have family in North Carolina, so Charlotte and Raleigh/Durham are on my list of possibilities. Also potentially interested in the usual list of cities with strong population/jobs growth in the sunbelt. The number of possibilities is a bit overwhelming, to be honest. Also considering a vacation home/short-term rental on the Oregon coast. It would be both for personal use and investment.

I've got money to invest, and am looking for truly passive income. Strong property management is my main concern. I became an accidental landlord in the past when I moved out of a condo and couldn't sell it, and I don't want to repeat *that* experience. :)
