Just in case STR doesn't do as well as you thought, think about medium term tenants, ie traveling nurses or med students. This is how we pivoted when the whole Covid thing hit and had str's all cancelled. We used Furnished Finders and Cozy.

@Tyler D'Alessandro What state are you a resident of? Just a heads up Texas has high property taxes, which make it difficult to cash flow, if that's what you are looking for. Same type of house in another state usually has a lot less property taxes. Just a heads up

Using Blink on front door. Battery lasts  a few months 3-6 depending on motion activity. No wires so easy install. Uses wifi

Might be the time we are in right now. Guild mortgage got us a loan on a condo, when other lenders had some rules about loaning on condos where a certain  number are not owners occupied in the complex
