What do you use for cost per sq. ft. for a quick off the cuff estimate on rehabs, to see if the deal is worth pursuing. Median type home B neighborhood.

1. Quick cosmetic, paint and light rehab

2. Middle of the road, flooring, cabinets, appliances, lights, tile tub surrounds etc

3. Full gut

@Romil S. Most communities do have HOA, but are pretty low as far as houses go. Condos will be very high HOA

@Bryan Noth, You would have to buy right that's for sure. Though putting more down wouldn't be the way I would go. You'd have to put a LOT more down to lower your payment to offset the taxes. One of the reasons I went to Killeen instead for cash flow. But I do think that these areas will continue to appreciate for some time.

run your numbers well and double check. The property tax here kills most deals for cash flow only.
