@Greg H. the legal description exist, but there is no reference to the dimension of the lot. I went to the County Court and Appraiser office and the deed reference the dimensions to a map in 1905. I ended up pulling out from the deal since I do not know what I'm buying.

So I'm in the process of buying a foreclosure property in Texas which the plan is to tear down the distressed house on the lot and build something new. So I requested to get a survey done before we close on the property, but the survey can't be finalized because they can not track the deed or find a plat of the lot with dimension on it. 

Title can not locate any information nor can the County Clerk.  The one suggestion I gave them is to try to pull all the deeds of the lots around the lot I'm looking to purchase to then figure out what belongs to the lot I'm trying to buy. 

I will take any suggestions and recommendations. What should I do to get this done correctly and close on this deal? Thanks in advance!

Wondering what is the best way to pay a contractor in Texas? I know for sure you NEVER pay all up front but what are some common percentages now and days or form of payments. Also, what are these contractors charging? Can anyone give me an estimate on what contractor charge in a single family home which requires 80k of repair work?  Gracias!

@Jeremy Pakalka We prefer destress multi-family in a decent neighborhood. Where we can fix it up and decide whether to keep or sell.

I'm a realtor living in the East Downtown Houston area looking to help my brother invest in residential properties. We looking to buy low, fix (if needed) and sell at a reasonable price or even hold if needed. Whether is someone in default, going through a divorce, anyone who needs to get rid of their property we like to help them and buy that property from them. I just moved here so looking to build a relationship with good loyal people who will like to make some money and at the same time enjoy doing it.

If someone can recommend some good wholesalers, I will appreciate it. I need to be put on some of these email blasts.

Also if you know anyone looking to purchase a 4 story townhouse in the EaDo area with a GREAT view od Downtown Houston, let me know.

My name is Robert Villanueva a Texas real estate agent with City Connections. In this role I look after all aspects of residential real estate, including leasing, selling, buying, and property management.

My humble beginnings started in Queens, New York where I was raised with my two siblings Genesis and Charlie Villanueva. Some of you may know Charlie from his eleven-year NBA career with the Toronto Raptors, Milwaukee Bucks, Detroit Pistons, and Dallas Mavericks. Through managing Charlie's real estate investments in New York, Michigan and Florida I have overseen and managed multiple properties and investments through out the last ten years. I myself also own properties in New York City. I am excited to now bring my expertise in real estate and property management to Houston.

Although I have a true passion for real estate my career started in video production. I had the honor to work for ESPN, Fox Sports Detroit and Tivity Social and developed many influential relationships including athletes and TV personalities along the way. With my knowledge in video production I have found it very useful to help promote and sell multiple properties and investments. With Tivity Social I was able to develop skills in branding, marketing, advertising, and social media.

I believe it is important to give back, especially when it includes family. My brother Charlie was diagnosed with Alopecia when he was 10 years old. After watching how it affected him and so many others, we felt it was important to create awareness through fashion, powerful messaging, and design. I now spend my free time helping the movement called What is Alopecia? hoping through Alopecia Apparel people can educate themselves and be aware on what is alopecia.

Through my journey I am proud to now call Texas my home. Being 100% Dominican and fluent in Spanish it was a pretty smooth transition. I love the variety of places where I can dance to salsa, merengue and bachata. I have lived in over 5 different states and I can honestly say Houston has the best food and best tailgating parties.
