I do have a pet provision. He is in violation of the contract. That is why I am doing a $200 rent increase verses a $100 annual increase.
The property is in California market. The rent in the area is about $3000 per month he is currently paying $2195 which is way under the median price for this area.
No the lease is up for renewal every year at this time. That is why it is a issue for me whether to even renew the lease and if I should put any increase at all.
He is a good tenant that pay on time every month.

My tenants lease agreement is up for renewal on May 1. I need to send him a new annual contract with the annual rent increase by April 1st.
With all of this Covid-19 craziness going on and fear of tenants of not paying is it a good idea to increase the rent?
Or should I postponed the contract renewal?
I was going to increase the rent by $200 instead of the normal $100 because I found out he had 2 cat.
I would like to know what everyone is doing in this situation.

Very interesting I was not aware of the 2x rent for security deposit.
He is a good tenant I don't want him to leave, but his rent is way under market and I just started to raise his rent last year 5% and I will raise it 5% on the next lease renewal.
Can I raise the deposit to what 2x his current rent? Or I just have a deposit from what he paid 4 years ago?
I mean can you increase the deposit as you increase the rent or is that the normal?
