I need somebody to accept applicants paperwork and fill my properties by screening them the right way I am way toooo busy to do this on my own bp family and friends I would like to ask y'all who can I hire to find great tenants with the tenant screening guide bp gave to us I work and I own my own company I'm busy 18 hours outta of the day on my business plus working I need somebody to do the proper screening tenant process for me using the bp guidelines flow chart and not jus put anybody into the property Bad tenants are a landlords nightmare or who can I hire I don't want any real estate agents because they aren't diligent enough about finding tenants for you and I own 3 properties that are full already looking to buy another property I jus need somebody to find me relatable tenants HELPPPPP!!! My property will be in Michigan somewhere thank you

Never get a negative cash flowing house and don't mess with single family homes cash flow is the holy grail in this real estate game and if you do get a single family home let's say the family moves out then your stuck trying to find more tenants while paying the mortgage it's better to start with 4 units and up that way if anybody moves out you still will have some type of cash flow while trying to replace the tenants hope this helps 💯

Saginaw has some of the cheapest houses ever rent there is usually no more then $600 you charge more than that you won't have any tenants it's a poor city honestly plus the crime but people from flint are moving to Saginaw because of the water crisis

Should I jus go get the loan then buy the house I want or do I have to put it under contract then go to the lender with my deal I want to be owner oc so I can get the 3.5% down on the 4plex I want

I'm relatively new to the real estate game I want to know how do you get a deal under contract do you jus go up to the seller and say I want to buy your home let's put it under contract how does it work and what is the language involved in "putting a deal under contract" what is the first step?🤔 thank you
