Hey BP,

I am a new investor and have not purchased my first property. I live in SoCal however, I am looking to invest out of state as it is extremely Expensive . I am curious to hear your opinions on STR vs LTR.

Would love to hear some markets that are inexpensive and vacancy rates are low!

BP!

I should preface by saying I am new to investing and haven’t purchased my first home.

I am stuck! I found a home that was listed about 150k below market value ! It was listed as a CASH ONLY property. I reached out to listing agent who said the inside of the home needs about 70k in repairs ! Now I have the money for the repairs but do not have enough to purchase “CASH ONLY”. What are some ways investors come up with this much capital ? Need over 400 just to buy the prop.

Hey BP,

I’m in the market to purchase my first home. I’m looking in the upland, ca or Rancho Cucamonga, area. All of the homes on Zillow or Redfin will not get me a good deal. It’s expensive now. however, I’m curious to know where the pros look for deals. Where is the best place to find a deal? I’ve heard of calling on vacant homes. How do I find vacant homes? Any tips help. Thanks !
