Welcome to BP!  Tough market right now but thats where there is biggest opportunity.  On your rehabs, I would recommend being open-minded (and as unemotional as possible) to flipping or BRRRRing once the rehab is done, whichever the numbers say makes more sense!

No common - you can still get a DSCR loan for this type of property (assuming its non-owner occupied) at 80% of appraised value (fair warning - rates/points will likely be high)

 I agree - definitely explore a cash-out refinance for capital for your next investments, replacing W2 income with investments will likely require you to add more properties (this is subtracting if you sell!)

Hi Gianni -

Some DSCR lenders have a niche multifamily option that sounds like it could be perfect for your situation. The rates are a little high, but they have lots of benefits:

-30-year fixed rate terms with an option to be interest-only for the first 10 years

-Easy qualification with no DTI requirements, or income verification/tax returns

-flexible underwriting (minimum DSCR 1.00x - will only count property taxes and expenses in the expense load, even on Multifamily!)
