There are a handful of homes that have built Casitas, but I believe NV doesn't allow full kitchens in them so most only have bathrooms. May not be an issue, but something I'm encountering while looking to set up an additional unit as well.

It's not easy finding deals that cashflow "out of the box" given where home prices are today. As Dan mentioned, it takes a bit of creativity and ingenuity to make deals work rather than find them on the MLS.

You could explore house hacking, short-term rentals, renting by the room, or other more nuanced strategies to improve the numbers. Networking, partnering, and/or learning from other creative investors in the areas you're looking at may also open doors.

I agree with Nathan and Mike. An LLC with partners is a good idea for organization, outlining roles, and covering the "what-ifs" associated with the asset.

Leverage when used to invest responsibly is an asset in itself. With inflation near 20% (CPI is not true inflation), borrowing to acquire more appreciating assets providing cashflow, tax advantages, and experience is powerful.

Agreed with Brian, HOAs can be unfriendly to house hacking. 

There aren't many typical duplexes, triplexes, etc. but Vegas does have large houses with good bed:bath ratios, and also some with Casitas however full kitchens aren't allowed in them. You could probably equip it with a kitchenette, countertop convection oven, and induction burners to meet the needs of a studio.

Hey Brian, I agree with Nate and Theresa but would also add partners, learning, and patience. Thinking ahead is exciting, but there are many lessons to be learned on your first deal and you'll probably stumble upon clarity as you move through it. 

Live in the moment. No need to worry or spend mental energy on something that hasn't even happened yet. Who knows what life will look like when the time does come.
