- Justin Silverio from Open Letter Marketing will discuss his background and share his experience on finding off market deals va direct mail campaigns. In the market were currently in this can help anyone looking for buy & holds, flips and wholesaling.
- Max Taylor and Garrett Hogan from OnPoint Capital will be sharing how they are able to purchase large multifamily apartment buildings by raising capital and syndicating their real estate deals.
- Max Taylor and Garrett Hogan started OnPoint Capital as a development company focused on buying distressed and deteriorated housing stock within some of Boston’s most promising neighborhoods and transforming them into condos and rental properties. Drawing from their experience acquiring, managing and underwriting complex re-development projects, they have have recently expanded their focus to acquiring and re-positioning multifamily apartment communities.

Water Reading & Submetering Rules
When Can a Tenant Be Billed Directly for Water under the Water Law?
On March 16, 2005, a water submeter law went into effect in Massachusetts. This law allows landlords to bill tenants for water if the tenant moved into an apartment on or after March 16, 2005, and the property meets the law’s requirements.
Under the water law, landlords may bill tenants separately for water if all of the following requirements are met
The landlord has filed the proper certification with the board of health
What information must a water bill have on it?
Each bill for submetered water must clearly state all charges and all other relevant information, including:
1. Total Amount Due
2. Previous submeter reading and date reading was done;
3. Amount of water consumed since last reading;
4. How much you are being charged for each unit of water;
5. Total charge; and
6. Payment due date

Anyone have a great accountant they could refer me too? We have someone that we've been working with for the last couple years but I'm not happy with the service as of late. We need someone that has RE investment experience and working with multiple entities etc.

- Alex and Harrison from Wollaston Real Estate Investments will share how they started their investment company and provided an average return of over 12% to their investors.
- BIO: Alex and Harrison started Wollaston Real Estate Investments two and a half years ago after quitting their full time jobs with a student painting company to jump head first into the world of entrepreneurship. They started real estate investing in 2016 by door knocking pre foreclosure properties for short sales, and after negotiating 6 wholesales, they purchased and completed their first rehab in 2016. Since then, they have completed 9 development projects totaling 6.25 million in revenue and raised 2.2 million in private equity. Wollaston REI projects 3.35 million in 2018 revenue with an average investment return over 12% for their investors.
- Ricky from Volnay Capital will discuss some of his recent projects and experiences developing condo conversions in Boston and Providence.

@Jason Muth Thanks Jason for the kind words! Always appreciated.
@Eric Rosiello A lot of good comments thus far when looking for quality management for your properties. A couple things I might add when searching and vetting out managers,
1. Referrals, ask to get a list of owners with similar property types and location as yours
2. Standard Operating Procedures: Do they have them and what are they? Can they show you a couple examples? Good management companies will have them and its key to having consistent service.
3. How many properties do they have in the town/city your property is in? Do they have preferred vendors and discounted rates setup?
4. Ask local investors who they use for management and if they're happy with the service. That's how we find new vendors and I would do the same with management.
