When researching this, I found that the mortgage company could technically consider your note due, and basically demand the entire note.  I guess they would have to find out, but it is a risk apparently from what I read.

I am currently selling my house, and I have a 5% commission on it.  My realtor says that maybe I am not getting as many people coming or an offer because of my commission percentage.  In you experience, do you think it makes a difference?

Hi Cassandra,  The place is 10 Rodio Ct, in Sayreville, NJ.  With 20% down and a 30 yr mortgage, I believe you would be cash flow positive.  The whole place has been renovated and is ready to attract a high end tenant.  If interested, I can give you a run down of all the expenses.

I have rented out a property in Sayreville, NJ that I am now selling.  Property taxes are around $4800 on a 2BR townhouse.

No, I am just exploring this idea. Seems like some HOA's will not allow it. Looks like you can get a high rent rate.

I am currently selling my property in Sayreville, NJ through a real estate agent. Place is in great condition, and ready to rent. I estimate that you could get $1750 to $1800/ month and be cash flow positive. Taxes are $4800/yr, $700/yr for insurance, $230/month HOA. I had the tenant pay all utilities (Water, Natural Gas, Electric)

I moved two hours away so it has become more difficult for me to manage.  Granite counters, new floors and nice finishes should attract a high end tenant.  My last tenant was great, and you can attract people who are commuting to NYC.
