Yes,  I'm still on my way there for the meeting tonight.  The freezing precipitation and road closures are forecast to happen late tonight around midnight.  So I expect it to be safe for us to meet and make it home while the roads are still safe.

Haven't you heard of the golden rule @Alex Hamilton ? "He who has the gold, makes the rules."  The properties are the gold we are talking about and the banks (or other sellers) have them.

@Alex Hamilton it is standard practice for MLS listed properties. It can be a bank statement or a letter from your bank stating an amount of funds available for cash purchase. You can get them from online websites, but if you really are a buyer, you will get one of the afore mentioned type of real POF.

It's not a matter of law, just common practice.

Welcome to BP @Ivory Hammond !  This is a great place to learn and network.

I like your enthusiasm, but pace yourself.  People will always need a place to stay and there are always good deals out there.  Sometimes more than others, but they are always there.  My first recommendation is that you read the book, "The Millionaire Real Estate Investor" by Gary Keller.

If you go to meetup.com and look up The RING (real estate investors networking group) you can meet lots of other investors in the Baton Rouge market.  The meetings are once a month on the second Tuesday of the month.  Hope to see you there and here on BP!

Oh, and you have 15 minutes to edit any post (use the edit button in the upper right hand part of the box) that you make if you need to make any corrections.  After that it can't be changed.

Love it.  I had pipes freeze last year at a property I replumbed in pex two years ago during renovations and went expecting to do repairs.  My first stop was at the meter to see if it was spinning - nope!  I ran the water at all outlets and it flowed.  Went back to the meter - still not spinning!  No leaks, no burst pipes!  Love it!  Off I went to repair pipes at a property with PVC.

I saw a youtube video recently where a plumber said the pex pipe can tolerate 15% expansion and water expands 9% when it freezes.  I don't know if the science is right behind that statement, but I know those pipes froze and none burst!  I definitely love it and use it in all plumbing upgrade/replacements!
