A quick update:
Their negotiations worked out well and they were able to close on the deal with the second buyer that came in with the offer.
Thanks for everyone's help and interest! I'm happy for my cousin too that they Finally can move on and do so with a successful closing.

here's a quick update:
- the first offer fell through because the buyer lost his job
- the second offer fell through, then as of yesterday, they were able to salvage the offer and continue negotiations with this buyer
my cousin is still unsure of the current offer going through so I told him to keep me in the loop just in case it doesn't work out with the current buyer again

I don't believe its a Short Sale but then again I'm not super positive. I'm taking down the questions so when I speak to them I'll have a litany of questions they can provide me answers with.
I'll post the responses to the questions as soon as I find out :)

Jon Holdman I will ask to see what kind of creative financing control they'll be willing to give me :) I suppose they'll have to talk to the real estate agent first right?
Phillip Dwyer it is currently owner occupied, so my cousins still live in there. I'll find out more details on their situation and what part of town it is in but I do know its a nice neighborhood when we visited them a few months ago.

I have a family member who listed their very nice and well maintained home in Las Vegas but has already seen 2 offers fall through with their Listing Agent.
I checked comparables on Redfin and noticed very similar properties were selling for $10K-$30K below what they had their home listed for.
He called me and asked if I knew any cash investors who wanted to make an offer on the property because they really just want to move out and move on with their life.
Here are some details on the home:
2 story SFR
Listed at $159K
3 bed / 2.5 bath
1460 square feet
4790 lot size
Built in 2002
Attached 2 car garage
$30/month HOA fee
Clark County
I'm thinking it would be a great buy and hold property for a cash flow investor. But maybe a Lease Option would work as well.
Not too sure how I would creatively finance this deal.
Just thought I'd get some feedback from expert REI members here :)

Ali Boone great suggestion on investing outside your local area...I assume that concept can also work with wholesaling, that's if someone had their numbers and strategy laid out so that no matter where you are the process works regardless
have u done any wholesaling deals outside ur local area?
