Hi Matthew:  Thanks for your advice.  However, I do not wish to have a tenant have my account number unless I set up a new account for that purpose only.  If I were to put into a lease that the tenant is mandated to set up a bill pay to me and he/she does not follow through or deposit the money, then he/she would be in violation of the lease.  Only if he/she had an a good reason for not doing it would I then allow the mailing of the rent.  I am having so much trouble with a current tenant right now lying to me about when she mails the rent, if she mails the rent, and then showing up at my door to put it in my mailbox.  I thought I could avoid this with my next tenant.  I just gave this current tenant notice to non-renew her lease and would very much like to try and avoid this with a new tenant.  I

I am looking to put a clause in my tenant's lease whereas they make me a bill pay from their bank account every month for the rent.  I already have one tenant doing this but he is doing it voluntarily.  I wish to make it mandatory for the tenant to do this by putting it in their lease.

I am looking to write a clause in my leases where the tenant shall make me a bill to be paid by their bank so I automatically get the rent every month.  Does anyone have a sample of one they use in their leases?

Colleen:  I did get legal advice as well.  I was told to send the notice of termination of a month-to-month lease.  After sixty days, if she did not leave voluntarily, I can go to court and get her evicted.  I understand how hard it was to finally find a lawyer who knew Baltimore City landlord/tenant law.  I have literally been looking for years.  I finally found the right one.  This forum won't let me post phone numbers or email addresses.  If the situation is the same as mine, then send the notice.  Make sure you send the notice prior to the start of the sixty days.  I am giving her mine tomorrow; giving her almost 2 1/2 months notice to vacate.

Thanks Ned.  The property is in a condominum complex.  I am sure she plans to tell anybody she can in the building about me.  That was my only concern.  I really appreciate your input.

Seth, you seem to have alot of experience with getting rid of tenants.  My tenant avoids responding to my questions, breached the lease, lies to me, and when I told her I a just going to give her 60 days notice to terminate her lease, she told me that I was so unprofessional, the worst landlord, was going to fight me and also slander me so that I couldn't rent my place again.  Need your advice.  Should I obtain a lawyer or just give her the notice to get out?

I am looking to terminate a month-to-month lease in Baltimore City.  I must give 60 days notice to vacate.  Does anybody have a sample of one?  Thanks
