Thank you for posting. I moved to Springfield, VA a couple of years ago and am looking for opportunities to buy and hold in the NoVa area. I am torn between investing out of state like Ohio where housing is much cheaper and investing in high property values of NoVA but your posts are encouraging me to not give up on looking for opportunities in the local area.

 Thanks @Darrin Carey. I would like to connect with the many people that invest in your area who are out of state in order to expand my network and possibly continue to invest there instead of Springfield.

Hi all. My name is Raju Pothuraju and I am a real estate investor who ended up with three out of state properties acquired during the last housing bubble. I would like to follow John Schaub's advice of buying single family homes in my town (SpringField, VA) with a buy and hold strategy to build wealth.

Two of my out of state properties are in Dayton, OH area(positive cash flow) and one in SOcal (negative cash flow but solid equity). 

Since I mainly jumped into real estate investing about 10 years ago without really having a plan I am all ears to any advice you may have as I get back into investing.
