Zak, I am still looking for one that will do under $50,000. If I find one I will certainly let you know I have a call scheduled today with one my Agent recommended. I will keep you posted.

Normally I would do that but the loan Has to be $50,000 or more. In this case the loan is only $40,000.
Any other ideas?

Hoping to get some Lenders that are willing to Lend on a small loan amount. I have my eye on a SFR listed at $49000 that is rent ready. I was just notified by my usual lender that due to Covid they have adjusted their minimum loan amount to $50,000. Anyone have any recommendations for lender that could make this happen? I am trying to avoid using cash on this property.

Ron, Thank you for the input. i like the car check thats something quick and easy to see as a indicator of how they maintain their lives/ belongings.

Ryan, Thank you for your input. I was leaning towards allowing section 8. Your input has put confidence in that decision. That was the biggest benefit that came up time and again was the amount of time that they stay in the property reducing turnover. Thank you again.

Good morning! My Property manager reached out to me asking if I would be willing to lease to Section 8 tenants in one half of my duplex. I have zero experience with section 8 tenants and have done as much research as possible to make my decision. just wanted to see what opinions you all may have or hear about your experience with section 8 tenants.
