Post: Is Hubzu a pain or just me?

I had the winning bid on a property on Hubzu.com and right after winning i attempted and to this day 10 days later I still cant reach the listing agent. the document processors want me to SIGN SIGN SIGN but I haven't verified anything when it comes to the HOA and any liens that may be on the property. When I mention that to the Doc processor she tells me she will email her customer service department, which will take 2-3 days for a response. Not to mention it drives me crazy that on Saturday and Sundays the company "Altisource" is closed. Anyone else had experience dealing with Hubzu and Altisource.

Why do pro ball players need agents lol? Same reason people need real estate agents. :)

The key is to understand that every agent isn't "investor friendly" simply because the have a license. You wouldn't ask a podiatrist to operate on your back just because he has a license on the wall...and, you wouldn't take the first back surgeon you find either. Some, make that most, of the responsibility falls on the REI first to filter through the REA's to find the gold...and trust me, there's a lot of Gold out there.

I use between 3 - 5 agents at a time...and they all know eachother.  I also filter them by means of asking a few questions:

 1 - Will they submit all offers, regardless of whether or not they (the agent) thinks it will win?  Please don't interpret this as the offers will be ridiculous in nature.

2 - Will they make offers before I inspect the property? I only inspect after I get an accepted offer.  If I inspected every house before I offered on it I'd go broke...and the agents would kill me for wasting their time.

3 - Are they HUD certified?

4 - Do they work with other REI?...and how many?...and, how many REI deals have they closed on in the past month?

You want a good agent, filter them BEFORE you write that they stink...all of them.  With that attitude, if I was an agent, I'd walk (maybe run) the other way when I saw you coming.

Your RE Agent(s) are one of the most important members of your Powerteam...find them, filter them, and treat them well.

I have been seeing a lot of posts lately about unethical,bad, lying realtors. The poster comes on here and rips apart the character of the unnamed person. Sometimes as the post progresses and the information about the dispute comes out it seems that a lot of the time it was a mistake on the posters end of not being fully educated on what the realtor was doing. My point is I feel as potential wanna-be-investors if you are serious about the business you must educate yourselves in all aspects of it. The idea that as an investor that you only run into all bad realtors screams out problem! that problem is that your decision making at the very least is flawed. The laws of averages does not support that kind of trend. And if you cant even pick out a decent realtor, how on gods green earth are you going to pick out a good contractor, electrician, roofer, etc? Dont get me wrong I know there are some bad ones out there. Every segment of every profession and life has their knuckle heads, but its blatantly unfair to group an entire group because of what have been your poor choices!

You have to do your homework, find out who the best realtors are out there. There are so many ways to do this. Like in every walk of life there are those who are pulled towards the "DARK SIDE" in their practices. So you cannot just think "ooooo cause of this bad realtor" the majority is bad. Thats a narrow view of that group of people.

Funny thing is if you offered $1 they would have to send it to the seller for review legally. Thats the type of broker that gives agents a bad name. Do your job.

I think the number one issue most people new to the game struggle with is how to obtain money to fund their deals. What avenues to take, what do they actually need to present to Hard Money companies to get their deals funded. Also which companies are actually reputable to deal with. I wrote this to see if people on here could share their thoughts on this matter.

I think the biggest issue readers by far want to learn about is raising capital to purchase homes. Every website and infomercial tries to sell potential newbies on that.

wholeselling gets really tricky in your case cause a lot of what I heard sounded like you were acting as an agent. Keep in mind I know you were not.  Funny how just checking that section on a contract that says, " may assign this contract" keeps you out of that legal issue.
