Hi BP! I want to get to a point where I would like to go to the foreclosure auctions and begin bidding on houses, however, I would like some advice in order to have a great out come. Of Course, I know I would do my due diligence, title search , Arv under 200k 55-60% rule over 200k 70% rule, check for tax liens , or liens in general . Is there any other tips on getting the properties ?

@ Jon Holdman link at the bottom @ Glen Sonnenberg my lender would be PNC and my rate 4.3%. Thanks you guys

Hello BP ! I was wondering for experienced investors what do you think about Fannie Mae financing and being able to include the rehab in , and for investors you only put 10% down . In Florida , the interest for me would be 4.3% . My niche is to buy and rent and buy and hold . I could take advantage of the equity and refinance and pay the loan off . Is this something that experienced investors would capitalize on ?

Hello BP, I have four rental properties and two of them are paid off and the other two I have a couple more years before being paid off. Im just starting investing so my resources are limited I don't have a private investor nor a hard money lender. However, I spoke with a local bank and for the homes that are paid off I can get a loan on them at 4.2 percent . I was wondering with the two homes that are paid off is it a good idea to get a loan and purchase a property that I can rehab and sell?

I have four rental properties and I would like to start flipping foreclosures. I have done some research and my question would be when im looking for a home to flip is there and equation that I would use in order to determine my profit?
