We're currently evaluating a condo in a healthy area of Columbus. It's a 4 unit condo building but only the single unit is for sale. Noticeable foundation settlement has occurred with cracking/shifting. A structural engineer has inspected and has recommended steps prevent any further settlement.
My questions are:
1. What experiences with potential buyers have you had on the resale of such a property after all necessary repairs/improvements? We would include pre & post inspection reports from the structural engineer.
2. Are there any approaches we can take with the HOA as this technically affects the entire structure of the building? i.e. HOA to cover or split the repairs

You may have seen or heard rumors around what Steve Jobs said or wrote on his deathbed. Whether or not he actually felt this way in his final hours, it's a good reminder of why I pursue a passive income through real estate. In the end, our family and friends matter most and creating a lifestyle that allows the time to enjoy and grow these relationships is my biggest goal.

Congrats! What part of town? And do you mind sharing how you found the deal? I just purchased my first this past December. Two things I experienced, renovations took an extra month and a half than anticipated and reserve account helped manage a few "hidden" updates that were best addressed immediately. All part of the experience and thankfully planned for... Best of luck!

There's no fence along the back. There is fencing along both sides, however. The driveway access is at the back and off-street parking is a premium in this area.
