Wholesaling is a full-time J O B if you want to make any money at it.  You already have a job.  It's called being a student.

A better way for you to start is bird dogging for the dominant wholesaler in your market.  You will learn and earn with minimal amount of intrusion into your schedule.

You will find a lot of material that will get you educated but not trained.

You will find people on this site who believe in learning by trial and error.  Personally, I find that very costly from the time you waste and the money your trials cost you.

I'm a big believer in getting professionally trained.  That's what I did, and it really paid off.  
While it costs money, it's still less than the alternative.

You mean it isn't like the books and recordings said?  You just send out letters; the phone rings off the hook; sellers beg you to take their properties; and, hungry investors line up in a bidding war to buy your property you want to wholesale?  What a shock!

Yes, amateur hour is over for the wannabe wholesalers, that's for sure.  If you haven't been trained by a professional, you will struggle.

It's called a NDA, and you can find them in a lot of places.  NOLO has one, for example.

If you have spent 2 years or even 6 months "studying" and still haven't gotten started, you have to ask yourself what is going to change.  Keep doing what you are doing, and you'll keep getting what you've gotten.

Books and webinars only inform you.  They don't teach you.  A good on-site mentor will teach you and train you, so that when he or she leaves you, you are up and running with deals in the pipeline that will get you paid.

That's what the guy who mentored me did for me.  I made back every penny I invested and have been making money ever since.

There are some really good mentors operating in your part of the country.   If you haven't a clue of what to do, the investment will more than pay for itself for you.

There are deals in every market.  You just need to know where to look.

If you've never read "Acres of Diamonds", take a few moments and find a copy on the web.  It's a nice little motivational piece.

I am a big believer that it is better to beg for forgiveness than ask for permission, especially when it comes to working with bureaucrats.

You are doing all the right things.  Why do you think you have to run to daddy to ask permission?  Isn't that leading with your chin?

Seems to me you should be more concerned with what your broker has to say about it.  If your broker is okay with it, why go farther?

 Gee.  You better tell Blackrock and some of the other big investment houses they are breaking the law buying tapes of properties and reselling them as-is.  Better tell the note buyers, too.  Better yet, call the attorney generals in every state they are operating.

I didn't see "licensed attorney" in your credientials.  Not sure you are qualified to render legal opinions.
