Sort of an older post, but I see BP still does not allow you to sort by post age (hint, hint....). Anyway, if you are non-accredited, Realty Mogul is very happy to take your funds- and reluctant to return them. I wanted to get some interest on cash in my self-directed IRA, so I put it in a few years ago in REIT I and II. Now, to redeem it, they are only allowing me to get back 10% a quarter of my funds, and saying "market conditions" may prevent them from redeeming all of my funds in the next couple of years. There are much better alternatives than Realty Mogul. No knowledge of their accredited accounts, they might be better at that. Live and learn, and YMMV.

I haven't really posted in years, so I may be missing something obvious. But when I do a search on a topic, I get results from all over the map. Ten years old, two years old, several different forums- is there a handy way to filter results, like most recent?  I tried Non-accredited investor Performing Notes as a search and fell into a bit of a rabbit hole with older posts. Is there a filter function I missed? Thanks,

Thanks, everyone. I thought things might have changed since I last had to find a tenant, so I will check out these other idea's.

My tenant of 7 years is moving out of my condo in Westminster, and I was wondering if Craigslist is still the best place to advertise for new tenants, or if something else has replaced it. He leaves at the end of the month, and I will need to spruce it back it back up before I advertise, but wondering what everybody is using. Thanks,

Long term, semi retired surveyor thats been in the arena for 30 years- just what are you looking for? Process, costs, hot area's.... lot of choices in talk turkey. A bit more specificity might give you some more responses. My 0.3 cents

Surveyor here in Denver metro- and you also have to consider Bulk Plane issues. Might be well worth your time to meet with a Planner at the City to go over what you have, and what may be allowed. I don't do that type of work (usually done by Architect), but they don't usually allow the max unless you are either matching your neighbors, or have a lot of room on the sides. I haven't seen to many like that around town. Also semi-retired, so I'm not pumping you for work, but they will want a full survey, possibly have you pay to monument the block if it isn't done, give them a full set of plans, etc. One of my construction clients did that on his personal residence around 5 years ago, and it was pretty involved, more than he was expecting.
