Shop on the HUD website. Hudhomestote.com. Investors cannot bid on thoses houses for the first like X amount of days. The only people that can bid on them are owner occupies. That's how I got my first one.

Meet with a leaner today and they are offering 10% with 2 points at closing on the loan. This is a one year loan. I really don’t understand the 2 points at closing, how does this calculate in dollars.? If someone could give me an example on a $100,000 loan I would greatly appreciate it.

Hello everyone, Me and my partners are setting off on this brand new and exciting journey of real estate investing. Something we have wanted to do for a long time. The time is now and we are taking the plunge. I’ve read several books on real estate investing and just finished, Todd M. Fleming, “If you can’t wholesale after this...I’ve got nothing for you”. WOW! What a book. First thing he suggests to do is, find a title company that works with real estate investors. i.e. doing simultaneous double closing or assignments of contracts. Any investors in the Louisville that would love to give a shout out to their Title company they use would be greatly appreciated.

Also, we are starting off in wholesaling. If anyone in the Louisville area would like to work together, such as buyers, then we would love to hear from you.
