Hey BP,
I kind of moved to NYC and came running back to DFW after like 6 months (NYC ain't like I remember it in 2012)! Getting back in the game here and just saying wassup before I get this real estate storm brewing up. Out of all the forms of marketing I've used, I really want to build a referral based business moving forward.
If anyone sees this message, how has the market been lately? I'm going to focus on Ft Worth and Arlington but will avoid Dallas. Idk why but my gut tells me this is what I should do! HAPPY HUNTING FAMILY!!!

So the lenders won’t care that I haven’t done a flip? I was under the impression they want a track record or see that someone on the team has done one

Sure thing just message me. It really all comes down to cold calling using dialers. Ppl hate doing it so learn to love it and deals are no problem finding

Hi BP,
I've been wholesaling real estate and want to transition into fix and flips. Is it best to partner with an experienced flipper or totally reasonable to tackle it on my own?
I understand that partnering and learning from others is always the smarter move but if it's difficult to find a partner, should I let that slow me down on trying to take down my next deal?

Thanks! Yeah I’ve been reaching out offering to be a deal finder. But no responses yet...It’s a numbers game so I’ll keep shooting my shot! I think when I actually have a deal in hand that I need help closing on is when my pitch will attract a mentor. (I understand time is valuable so I don’t take it personally)

My main goal of seeking “mentoring” is to have access to knowledgeable ppl for questions along the way. And grow with a community of like minded ppl. I made the mistake of going it alone in single family and probably could of avoided a lot of mistakes by surrounding myself with successful ppl in the field. Figure I’ll shorten the learning curve by joining a community.
