@Terry Lao and @MarieChele Porter actually, the bank account earning >1% is one of the riskier long-term strategies for investment. With inflation taking 3% of his buying power annually, the savings account investor is loosing 2%+. Meanwhile, the real estate investor profits from inflation by enjoying property appreciation and rental increases. It's a wonderful thing.

@Diane G. All US economic indicators are pointing upward. GDP growth, income, spending, unemployment, are all favorable for 2017. And with the planned decrease in federal regulatory and tax burden on businesses, most forecasters are predicting continued, steady growth. I don't know where your getting your economic information, but I would not bank on it.

@Larry H. you will also need to hire a Louisiana licensed contractor, or have your own contractor's license. Otherwise, they will not let you pull a permit.

@MarieChele Porter the guy was right about lack of liquidity from a financial perspective. A real estate investment is less liquid than an investment in a publicly-traded security. But, he misses the whole point entirely that rentals are buy-and-hold investments. And you were right (in your attempt) to point out that rentals provide ongoing income, not just upon exit.

Sounds like he comes from a Wall Street or banking upbringing wherein you cannot get a good night's sleep unless you can convert your investments to cash in a nanosecond.

No worries. Less competition for the rest of us.

@Francis I. keep in mind, the estimated completion times are just that, estimates. #3 may take as long as #2, but is telling you a shorter time to get the job. It sounds like #3 is desperate, considering he cannot afford the materials, and has no license. Stick with #2 or negotiate with #1.

@Benjamin K. I used to try and sell my specs alone, not listing until the very last minute. But I found I spent too much time selling and not enough time building. I was not nearly as good at selling, and I was extending my sale time.

Nowadays I list the property when I break ground. My agent is an expert at selling, and I am an expert at building. As the 80s management books always stressed, I am sticking to my core competency, and I've never been happier.
