@Chris Isaacson you also have to consider your experience, whether as a builder, owner, or seller. You are talking about two different markets, and each will require different skill sets. As a builder, I choose to stick with mid-prices houses. I have no experience building $2 million homes, and have no interest in it, even though I could potentially see a lot higher profits. 

Thanks for the advise @Julie Thevenow @Ryan Murdock @Gail K.. I went to Lowes, and the 2" certainly feels sturdier. The price difference in not huge, so I'll probably go in that direction. I can  have my trim carpenter install them initially, and simply un-snap and replace them when they get destroyed.

Good advice @Robert Gunther, @Clayton Plank, @Thomas S.. The Lowes blinds would probably do the trick, and the curtain rod idea is a good one. I'm a firm believer in pay-as-you-go for repairs. A tight system of regular inspections removes surprises on everyone's part. @Thomas S. do you put this in the lease (in regard to curtain rods and blinds)?

Sorry, I had this in the wrong discussion category.

I am a spec home builder, and we don't use window coverings in the houses we sell. But I am embarking on a new venture to build a number of small rental houses for my own account.

From these forums I have learned that many (if not most) experienced investors prefer vinyl plank floors over carpet for rentals. But I have not found much discussion about window coverings, and it's one thing I have not even considered in my plans.

Do most rental home investors use mini blinds, or some other form of coverings? It would seem that window coverings will be an on-going expense. But you don't want renters sticking aluminum foil in your windows.

I would appreciate any guidance.

@Account Closed this is what I love about BiggerPockets. It's quite easy to revive a thread from years ago and learn from it. I don't flip, but in our spec houses we don't use window coverings. I'm going to post the same question in the rentals section to see what others are using in SFRs.
