what type of matter? Attorneys in "real estate' tend to be very specialized. If you have a residential earnest money dispute its very different than negotiating a national retail NNN lease.

Transactional vs litigation

Residential vs commercial

Those would go a long way to finding the best referral for your needs

This is really a lot of information packed into a densely worded post.

Yes, you can use loan proceeds to buy out another member, but it doesn't seem like you'll have enough to buy out and develop. Cash in from other members seems required.

There's no statutory or common law basis to force the builder to provide plans. Therefore you have to rely on contract, if its a new build, make sure its in the Purchase Agreement.

Why? Why would they do more work if they dont have to? They have a legit concern that you can steal the plans and copy their design if they provide construction plans. Sure, its useful but they don't care about your value,

how many units per building? 6?

I would really price out construction financing, they can phase it based on lease up vs unit sales.

I think BTR is more easier, selling individually is more money and more work

I dont really understand wanting to go from industrial to a more complicated asset class. Why not find another NNN industrial? free up time and focus on those other projects

What are your buyers doing for debt if you're assuming a 7 cap? Isn't that negative or neutral leverage at best? 

We're underwriting all my single tenant industrial to an 8 cap exit right now.
