its no problem to use an LLC for residential loan, personal guarantee and S corp

There are plenty of books on fundamentals of residential construction. Google and then just add land, contractors, financing.

no general contractor license needed in Texas. Building a home for yourself isn't necessarily as profitable though. you need volume of units.

Hi Derrick, I'm in Dallas. Experienced as real estate developer in Texas, I think you need a full service developer or you can sell the land as-is.

I am curious though. As I was reading Cash's reply I was wondering if JV or taking private money like @Chris Jackson was saying would make the most sense? It seems I would be getting at 25% RoR in the deals I am looking at but if I have to be profit sharing with someone for 30 years I am not sure that would be the best buy and hold strategy. My dad is looking to flip some houses in the area with his friend that has deep pockets but that is a few months on money in money out versus a long term marriage with a money partner.

 Did you ever attend a meeting? I'm local in Dallas and open to meeting up. I think there was another poster offering coffee as well.

The high price of housing has pushed me to new construction as there is still room to make a profit.
