Are you tracking the leads in a physical format? Most doesn't seem precise enough for you. Whats #2? #3?

Whats the new NOI? Whats the new cap rate? Thats your new value.

Its one metric for lending, but not a lot of people care.

Great process, I'm glad it works! We're automating our truck parking, but people continually break things or cheat to try and get a few free days of parking

I like the idea in general of smaller homes and more density, but these look pretty sad.

hi Sanju,

There is not anything typical on a commercial transaction, they will vary by asset type, location, size, etc. On a high level:

1. 45-60 days is common now, starts upon Effective Date

2. Those are typically the same thing.

3. Physical condition of property and improvements, leasehold interest, tenant quality, title/survey review, loan if any

4. Financing not typical, but it may be an overlay of interest rate, LTV, am schedule. Includes requirements for buyer to share documents with seller to "prove" lack of financing

5. They typically run concurrently with financing being longer.

Looks like Canton or Gun barrel city?

I think it can work, but add back a line for BPP those taxes will spring up on containers.

I think security is an issue, but maybe cross that bridge when you get there. Worst case, it just eats into your $230k NOI.

don't buy this until you figure out an exit plan. This is a very complex business for beginners.

Storage Rebellion is pretty good as well. Lots of investors in this asset class.
