Hi Steve,

I am out of state owner of the lot. The real estate agent selling the property valued it and thus listed it for $24,000+. I have never visited the property, I understand that the utilities are on the street. 

My group is motivated to sell this property asap. That's why is a great opportunity. For all cash and closing this month we will even look at at least 50% of the listed price. Our agent will still be doing the selling paper work.

While most of the reasons above are true, I personally think MINDSET is a BIG factor that makes most investors stay away from investing in commercial real estate. Most investors think "its a game for the rich".... its interesting to know that it is actually in commercial real estate that seller finance, master lease options and other creative little to no money financing are easier to get --- if you work within the sweet spot of the commercial real estate.

If you have friends, family or co-worker that believes in you "Love Money" (private lenders) is another option to consider. Check with the legal aspect of this in your area.

Ryan,

If I were you this is what I will do (based on the scenario you stated above).

(1) Hold the money in IRA - Then use self directed IRA strategy to invest the money

(2) I will leverage the $100K by;

  •  Property Type:->  Focusing on apartment or commercial property.  For simplicity sake, I will just focus on apartment in this case
  •  Location to Invest :- Path of growth to any of the top 20 fastest goring cities and/or locations with high rent and lower cost per door - where cash flow is easy per door
  • Leveraging the $100K :- I will setup creative marketing plan to target small apartment(20 to 30 units) to medium apartment (31 to 80 units) owners that their situation (and/or property situation) will allow me to get up to 95% seller financing or master lease option. I will look for properties that I can easily Force Appreciate (increase rent, increase occupancy rate, decrease expenses - e.g pass utility cost to tenant, etc) ... this will help increase cash flow and the value of the property very quickly (say in 90 to 120 days).  Assuming you can get up to 95% financing.. you will be able to leverage the $100K into $2,000,000 investment.

This is interesting. While i read that most investors in Seattle. Auburn etc have tough time getting great deals. I am here in Canada and I have property (residential build-able parcel of Land) in Auburn, Washington I am willing to sell for about 60% of "as is" value :) Such is life.

I used to check through Tax Office/Treasure's or assessor's office. These days I use a service agentpro and i am able to pull 1,000 records per month with 50 property profiles just for about $20. It has really worked for me
