Hi Nhan and fellow BPers

I just recently relocated to LV as well and wondered abiut getting my RE license. What is the process and how much is the initial cost for licensing? Also does anyone know a broker who is privy and favorable towards "Investor Agents" who are looking to invest in RE for themselves and other investors? Looking forward to reading your feedback. Hello, 

Found this thread after searching for LV meet ups.  My fam and I just relocated here from Guam. I am totally new to investing but look forward to learning as much as I can, finding a mentor and making mistakes... and of course learning from them also :) I too would like to meet with kind, generous folks who will not only show me how successful they are, but also encourage me and show me how to do the same. If it's ok, please let me know when the next meet up is that I may attend and get to know some of you. Thanks and a Happy and prosperous New Year to you all!

So I'm reading a lot of messages on various boards and forums that Vegas is basically hopeless in regards to wholesaling, fix and flips etc. This is bad news for me as me and my family will be relocating there as totally new investors, after being missionaries for over a decade. (We will be staying with my wife's family for a couple of months) 

What I'd like to know is, are there any investors currently with "boots on the ground" who disagrees with these reports? Is there anyone successfully finding/doing deals consistently? If these reports are accurate, can anyone point us in the right direction on where we can start or what we should do to begin our investing careers? Should we focus out of state? Try another strategy in Vegas? We don't have a lot of cash so we're looking for a strategy that won't require a lot of cash up front. Hope to stir it up and hear some feedback from you Vegas folks soon. Thanks and God Bless!!!

Hi, 

I'm not sure about "traditional" wholesaling but if you're interested in wholesaling "lease options" then you might want to google a guy named Joe McCall. He has been wholesaling lease options for a while and seems to have it down to a science. I'm not sure if we're allowed to post websites and such here but if you google his name and those words you should find him easily. Hope this helps.

Dave, Thanks for the warm welcome. I'm curios about your name "Visaya"? Is that your last name or a nick name? Just wondering if you're filipino? I'm half filipino as my mom is from the Visayas (Leyte). I'm currently living in Guam but plan to relocate my family to Las Vegas in December where I will jump into Real Estate Investing. Anyway, looking forward to getting to know you as well as others here at BP! HI Paul,

I'm  newbie here currently living in Guam where real estate investing is very challenging due to local laws and politics. I will be relocating to Las Vegas (where my in laws are from) in December/January and plan to launch into some wholesaling first, then eventually buy and hold, maybe some flips. I know you do lots of traveling but are you "based" in Vegas? How many months out of the year would you say you are there? Please keep me in your contacts. Maybe we can do some joint venturing on some deals in the future? All the best to you and your future investing!

Hi Ian!

Thanks for the warm welcome! Yup, Hong Kong isn't far at all. We are. About 4 hours from many Asian destinations (Philippines, Japan, Korea, even Australia. 

In answer to your question, I think that yes, there are opportunities to invest in real estate in Guam if you're going to buy and hold. We are in the middle of one of the biggest US military build ups in decades. If you're going to flip there isn't much choice but to buy from the MLS. Not to say that you can't find deals but they aren't very common. Real estate is very expensive since land is limited on an island and because much of the land is family owned, there has not been a whole lot of planning as far as zoning and infrastructure so for example, you can find a house in the middle of commercial buildings. Banks don't offer subprime loans so our housing market felt the dip but not the meltDown the rest of the US experienced. Many Asian investors are buying and holding the newly built $500k and up properties. Anyway, I know I rambled but hope this helps. Feel free to contact me with any other questions. Thanks again!

Hey everyone,

My name is Roland and I currently live in Guam which is almost a day ahead of the US! Talk about time zone differences! I'm married with two young boys (8 and 11 years old) Currently, I'm a full time pastor of a thriving, contemporary church made up of mostly young folks (college age and below) as well as young families. It's exciting and keeps me pretty busy. However, the passion for real estate burns within me! Investing from Guam is challenging. So I'm looking for creative and time proven strategies to implement in my investing strategy and business. Whether it's ways to wholesale "virtually" from abroad or by investing in somebody else's business which will give me a healthy return. Any words of wisdom? I'm open to hear them!
