Do you know a reliable General Contractor in the greater Kansas City area? RedT Homes, a residential development and rehabilitation company based in Denver, is in need of a General Contractor who will be able to grow with us as we continue to expand our business in KCMO. Ranging from simple projects such as changing carpet and painting walls to complex unit splits, we currently have over 40 units in need of rehab and require a professional who is able to handle the wide array of projects.
We are actively buying multi-family apartments with over 40 set to close in the coming months. Within the next year, we plan to close an additional 100-200 units so our need for a reliable inside contractor continues to grow with the increase in properties. If you have someone you would recommend for the position, please respond. Appreciate it!

In Colorado HOA's are a hot button due to construction defect litigation so we try to avoid them at all cost. If we build 20 units or less we can get away with just using a party wall agreement vs HOA which is far less cost and less risk. Typically an attorney can draft you one of these relatively inexpensively - probably $5k +/-. Hopefully that gets you in the right direction.
Here in Denver for smaller units (1000-1400sf) we are all in (Hard & Soft costs) in the $180-$200/sf range. Build costs are a bit out of hand out here now so it MAY be cheaper in your neck of the woods but couldn't imagine more than 10%. Figuring 1100 sf units your build should cost you upwards of $800k. Is that worth $4k/mo rental income especially considering your not considering anything for your land basis?
