Get preapproved for FHA Loan...Will make everything much quicker/easier.

Seeing that they're already in the apartment, the 19-year-old would only be on the lease to go after them if they weren't to pay the rent... 

Seems like a lot of hassle for 2-3 months only.

You have to find the pain. Price isn't the most important thing for all people.

If you can offer someone a clean process, without the hassle of going through an agent/having to show. 

At closing for a 6-plex I purchased from an older man with owner financing, his exact words were, "My problem has become your problem," with a laugh. 

You look for those kind of properties.

People say to jump into wholesale, but wholesaling is probably the most difficult job in real estate, and you need to know your stuff...
If you have some funds, I'd buy and learn the business and work as an agent to better learn the business.

We had the same situation before for an apartment. We allowed it, as if the tenant is comfortable in the unit and feel like its their home, they are more likely to stay longer.
Putting a new coat of paint after a tenant leaves isn't the end of the world.
That's always a hard one, but you can allow her to stay in the unit with a 50 percent discount. In my opinion, it would be best for her to leave and find another tenant.

You can find a deal in any market. Its tough to find good properties on the MLS right now, but direct to seller can still be good.

What do YOU want?

I do long term, short term and have a hotel. 
All can work. But it depends on your goals….

Does the HOA allow STR?

For Example, you could pull out 200k and roll it into several other STR properties, say, 3. And try to save as much as possible.

But it all depends on your goals.
