Who (lawyer, surveyor, etc) can help me determine the best way to replat my land?
We have a large piece of land with a 4 building multifamily property on it. The west building (on the main street/entrance) was damaged in a storm and we are looking to tear it down and build a shopping center + office building in its place. See diagram below
I was told we need to replat the land to split up the parcels, but don't know who can give me the best advice on how to structure the parcels. The space in the middle is an old run down tennis court. I'd like to replace it with a shared parking lot for the apartments, office, and retail. I'd also like to make sure each of these has their own pad.
Any suggestions on how to approach this or recommendations on who to speak with?

Thanks @Gino Barbaro! Is the income statement "true"? "True" probably isn't the right word, but I want to know if an income statement is as credible as a tax return. If it's not, what is the most credible document I can use to determine the manager's actual wage (anything more credible than the income statement from the CPA)?

I'm looking at purchasing a property that has a good onsite manager. I'd like to retain this manager and the seller has told me what they pay her verbally, but doesn't have a contract with her (they are old friends).
I want to make a contract, but I first want to verify what he is paying her. What documents can I request to find this information during due diligence?

We are looking at a 450 unit complex. They currently have a manager and paying them ~35k annually. I was thinking a the investment in a kiosk would easily pay for itself at this property.
What are some issues or things you wish you would have known about before setting up an automated system at your property?
What tasks are you still needing a 'human touch' for in your business?

Does anyone have any experience using a self storage kiosk?
I saw a company that makes something like an ATM that will rent units, collect payment, and send out notifications to customers. I'm interested in trying it out, but wanted to find out about risks that I may not be considering.
