I have a friend who’s been selling in Amazon for about 8 months, for him it’s a real side hustle, they buy stuff from Argos when it’s on sale and sell it higher on Amazon. When I got speaking to him I was amazed, he was buying candles from Aldi and selling at a profit. Lockdown was a gift for him, he quickly went out buying lego, playmobile, and jigsaws, sold the lot and made a killing. He says if you want success with Amazon, you have to monitor amazon analytics for sellers and stay competitive

You actually need to get a local contractor to do a proper Manual J calculation. He will need to know insulation levels (walls, floor, ceiling/roof), square footages of exterior surfaces, number and orientation of windows (and their U-value and shading coefficients), what type of sealing is being done (to determine an approximate infiltration rate), overhangs etc. Actual location plays a factor too.  Also, keep your ductwork out of the attic if at all possible to avoid chemical smell from AC unit. Most residential HVAC systems are oversized (some grossly) because contractors are nervous about undersizing, most HVAC ductwork is run pretty poorly, and most HVAC ductwork is leaky and installed in the attic which is the most inefficient space in the entire house for it.

I'm 50/50. Some stuff is better at Lowes and some is better at HD. HD is 2 miles from my house, so I go there more often. Lowes is about 6 miles away. HD seems to have better power tools, better plumbing section. I like Lowes electrical section better. Read HD and lowes reviews to know what people think

 

I used the crown kitchen makeover paint on mine by using a paint sprayer (find out more on sprayers by link https://indoor2outdoor.com/best-paint-sprayers-for-cabinets/). Wasn't a huge choice of colour but they had one to suit me. I finished off with a coat of clear matt varnish for protection. It gave my kitchen a new lease of life which will last a couple of years till we can upgrade.

I'm sure you're going to get a ton of great advice, but allow me to state the obvious....I got my start when I bought my first place. You can read and learn here until you're blue in the face...there are a million books, sites, programs, etc. You won't start investing until you start investing.

Be as wise as you can be...be patient...FIND A MENTOR AND USE THEM...but at some point you actually have to buy something.

At least have a basic plan in place first...

1. What type of properties do I want to own? Why?
2. How will I finance them? Why?
3. How will I manage them? Why?

Also, know what you're trying to accomplish and how your plan supports it.

No doubts photos are super important. It is usually the photos that draw my attention first, when I search for places to stay. My hosting apartment is located in Singapore, so I used local interior photography service there. I figure its like online dating...nobody reads the profile, its all about the photos:)



I have recently got a client who owns a sizable apartment complex. I was also looking for a good business rental software and ended up with using . I needed to be able to track leases, tenant info, deposits, generate late notices, all that fun stuff. It works fine for those needs.
