@Jennifer Rysdam why do you need a website for your complex? Is it for the purpose of getting rental ads out there with pictures? If you don't need it for anything other than that I would suggest cozy.co . It is FREE! I use them and love it. You build your ads for your properties and they post it to several websites. They also make it easy to post on Craigslist. They retain the ads and you can activate and deactivate as necessary so you don't have to recreate an ad every time you are re-renting. I use it to screen renters as well and set up automatic rent payments. If you really want a domain, I would create a business page on facebook and forward your domain there. You can forward domains to any url.  At Cozy I know that my prospective tenants can see all the other active ads that I have when they log in to apply. I've had them ask me about other properties. 

I do not work for cozy.co. I am just a very happy customer and think they are a great resource for landlords.

There is a property that I have been watching that just opened up for bids today on auction.com. It is just 7 doors down from a rental I already own so I know the area and the values. It previously was auctioned at a Sheriffs sale and it looks like there was an Assignment of Mortgage on that day. Does that mean the mortgage company was given it back for the amount owed on it? I've only been to one sheriff's sale and there were what seemed to be representatives from what I assumed where the lien holders, making bids on many properties.

@Mark Gallagher Am I right in understanding that a property won on auction.com would come with a clear title? This one says in the notes: "no title insurance offered at closing" but in the purchase agreement it says that there will be title insurance. 

For those of you who do your own title searches, how do you go about it? I am wondering how complicated it is. How did you learn where to look and what to look for? I went to the county website and sometimes it will tell when it last sold and for how much. This property has two entries to the same person, different dates but no $ amounts. 

The thing that concerns me about this property is that it is occupied and in the notes it says:

  • Seller believes the property may be occupied by someone other than the previous mortgagor.

It kind of makes me want to avoid this property but would like to hear from those of you who purchase occupied properties off of this site, is it that big of a deal?

So you own the park and the trailers? Nice. Space rent alone in our little town is over $650 a month. Doesn't include a trailer for $150,000 (on the cheap end)

Ok this may sound like a dumb question but if you are just putting them on the contract with Hud, how are you making money? Is the quit claim deed for a different amount than what you are paying Hud?

@Mark Gallagher do you only have the ability to buy Pennsylvania homes or can you help me with Ohio homes? I need someone that knows hud in Ohio. I know a lot of agents don't want to take the time to work with hud buyers. My current agent is suppose to be an expert at auction.com homes. Not sure about that. I am finding it challenging to find a good agent that wants to work with the lower cost homes. I have yet to buy a hud home. The ones I have been watching get gobbled up before the exclusive period is over. The last two, as stated above, went "off market" the last day of the exclusive period.

There are two hud homes that I have been watching and waiting for exclusive period to be over. Realtor told me it ended on the 21st and first time we could offer would be 22nd. On the 21st they all of a sudden "were off market". I am wondering if my realtor was a day off and another investor beat me to them or if they will take off market when they are sold instead of going "contingent" or "under contract". Is it possible to put an offer in as an investor early and have it pending?
This is a new realtor that I am working with and I am wondering if he dropped the ball because he just wasn't interested. He won't even walk into these houses.

I have encountered this recently. I walked into my triplex common area and there was a strong smell. Didn't know what it was because it didn't smell like any pot I had ever smelled but my painter knew what it was immediately. I knew it was the middle tenant because the downstairs tenants is on oxygen because of medical issues and the upstairs tenant is frequently drug tested. Talking to the upstairs tenant he said that it has been happening quite a lot and unfortunately the smell is coming up through his closet. He is considering moving because of it. I have no smoking written into my leases and I have already talked to him about cigarette smoke since one of his guests came out of the building smoking while I was there doing yard work. I like this kid a lot. He has always paid on time and his apartment has always been clean. I sent him a text saying "No smoking in the building includes no smoking pot!" I have been there several times in the last week and i have not smelled it since. In addition I told the upstairs tenant to call if he smells it again and I will "just happen to stop by". (I have storage in the basement so I am picking up paint and tools) If I smell it again he will get 30 day notice. Unfortunately I currently have 2 other vacant properties so I hoping it doesn't come to that. 

Actually that leads me to the question of how I go about giving notice. Is this considered a eviction? I've never done an eviction. Can I just write something up that says he broke the lease because of smoking and give him a date to vacate or do I have to go through some sort of formal process?
