I am currently using cozy.co for 5 of my tenants. I still have 2 that pay by money order. I also use their screening and I have been very happy with their service. I recommend them.

I actually did that same thing on a small cabinet I added between the range and refrigerator. Turned out great. It's only been in a couple of months so time will tell if it holds up but it was only $2 for a 12x24 in a charcoal grey. Can't beat that. For the back splash I had them cut a piece for me right there at the store. If you know your measurements they will cut for you for free. I had a manual tile cutter but these were to big for it.

@Michaela G. please tell me more about the artist community. I have always wanted to do something like that. There was high rise in Portland that they turned into an artists community. They made a ton of studio apartments and then there were common areas for the artists to work including a big industrial kitchen for those that loved to cook.

I would love to be involved with a multi house rehab project with other investor.

@Jonathan Perez if you decide to mow it yourself, I would still have a conversation with her explaining what you just said. The lease states that she is responsible for the lawn care but as a temporary bonus while you are living there you will be taking care of the lawn. That way she will hopefully consider it a nice benefit but be expecting a transfer of responsibilities when you move.

@Elliott Schiller I did not transfer it to the S Corp because it would have delayed the closing.  I sold it in my name. I will put future flips in the S Corp name though. I talked to my lawyer and he said it really doesn't make much difference until you start flipping 3 or more a year. I haven't done one this year so far but I am on the hunt. Wondering if I even need the S Corp at this point.

Thanks @Michael Wentzel My husband and I decided to put the AC in as it will keep our tenants happy and in place. We agree it will ad value to the property and when I go to rent again I feel I can even up the rent a bit.

I have a house I rehabbed and it turned out beautiful. I listed it for rent and placed some really good tenants. Unfortunately they expected AC which this house doesn't have. They had been in the house a month and he went to turn on the AC and realized there wasn't any. He said the ad stated AC. I did not list AC in the ad which I placed on Cozy and it aggregated to other sites. I checked my ad to make sure I didn't accidentally list AC. I did not. The problem is that when the house was listed for sale it mistakenly had "Newer AC" listed in the MLS listing. One of the sites the ad was aggregated to kept the info from the MLS listing and added it to the ad. Follow me? Anyway, I am not sure how to handle this. He is adamant they would not have rented had they known there was no AC. I have gotten one quote so far at $3,800.00. Trying to decide if it is worth it to have AC installed to keep tenants or just give him the option of getting out of the lease. Rent is $1,100.00 monthly. Maybe at this price point AC is a given. Please give me your feedback and would appreciate a recommendation for a good HVAC guy.

@Adam Adams I've often wondered about that idea myself:  Target an area, get a bunch of investors to come in a rehab, then sale to 1st time home owners. It might turn around a whole area, then again it might be a really bad idea.
